Not in this case it wasn't. He got more than two other estate agents said was the top price for the area. As I said, we were well satisfied with ours - he must have done a hell of a selling job.

My missus tried to sell a property a few months back. She bought it a year ago for £140k. I had looked into the market a bit and had read that things were still shifting if you priced it realistically.

She had four valuations ranging from £135-£149k, the top end being Mishon McKay. I told her that I had heard that they always quote over the odds, but she went with it anyway and tied herself in to them for 12 weeks.

The end result - 12 weeks of viewings, no offers and the feedback we eventually got from Mishon was it was overpriced. No shit sherlock!

My missus has to yake a fair proportion of the blame, but I still blame Mishon for telling her we could get £149k.

Interesting that you use the word "set" The seller surly decides

a. What price
b. What agent
The agent can only give an opinion as to the guide price of the property.

99.9% of valuations I undertake the seller already knows what they want for their property and often the decision of which agent to use is based purely on which agent matches their expectaitons and which agent is the cheapest! :dunce:

I haven't had a problem with pricing. I can do most of that myself with a decent bit of research and at the end of the day it's only an opinion. The price will depend on what someone will pay. When my ex sold our house in Ashford the top price advised was £115,000. She put it on for £135,000 and got it!

It's the lying I can't cope with.

If i had a pound for every buyer who said they were cash buyers!
Buyers putting in offers on several properties
Buyers looking for reduction on exchange or pulling out
the list is endless!

Well I studied Real Estate Management at Uni and did various modules on valuation.....

along the lines of a proffesional valuation taking into account the structual condition and defects that would affect the value.

That sort of valuation would cost around 3-400 pounds, perhaps that's the answer, get a RICS valuation done b4 selling dont forget to pay, then you have your price, i wonder how many people considering selling would cough up for this sort of survey when they can get a free one from their friendly estate agent, anyway the hips will change things coming to a town near you in 2007!

There are some good estate agents and they work long hours but as far as I am concerned THEY WILL NEVER BE TAKEN SERIOUSLY AS A PROFESSION UNLESS THEY ARE REGULATED AND HAVE TO PASS QUALIFICATIONS TO BE ABLE TO ADVISE ( and I don't mean the misrepresentations act or whatever it is called which my golden retriever could pass ).

House buying chain

Solicitors - rigourous qualifactions required and regulated

Mortgage Advisor/Financial Advisor - rigourous qualifications required and regulated

Surveyors - rigourous qualifactions required and regulated

Estate Agents - no qualifications required, no training required, not regulated

Kerry Mayo and Charlie Oatway could leave the Albion tomorrow and set up " Mayo and Oatway Estate Agents " and go round and value and market your most valuable possession in your lifetime, your house.

The good estate agents should insist on regulation to boot act the shit one as this thread testifies

althoughmost surveyors I've met don't seem to use any of their qualifications, they just cover their arses

I think NSC should train some puppies and start up Rex and Fido estate agents just to proove a point . . . .could be a real money spinner
