not really, I have a freind with a 500 year old house, the surveyor didn't appear to know his arse from his elbow and effectively condemned the place. he had his own survey done and the house in in excellent order. the original surveyor caused a deal to fall through and cost everyone a load of money becasue he didn't know what the f*** he was looking at.

I think the reason why the surveyor condemned the place was to cover his arse as said. The trouble with the UK now is every regulated professional including me has to spend most of the day doing paper trial and factfinds and reports to cover their arses in every possible eventuality for fear of this countries compensation culture.

Cant and don't need to speak for Chicken run but the agency i'm at are govern by a central body called TEAM we are regulated by them in terms of performance and service.

With regard to no qualifications, i needed A-Levels to get my job, and as there is no training required do you fancy covering for me this afternoon, by all accounts all i do is drink tea and lie.

You do not have to pass any trade qualifications , you are not regulated. I am not talking about A Levels.

There is no obligation on the Estate Agent to give any training whatsoever and I could become an Estate Agent tomorrow. I did not say anything about drinking tea or lying, other people may have.

For you to cover my job, you'll need to know Sybase SQL, be able to debug J2EE Java server code, you'll need to be comfortable managing Unix processes, have Unix scripting knowledge and be able to write VBA code that doesn't break and covers up some of the limitations that Excel has and runs quickly - important when dealing with memory intensive real time links.

For me to do yours, I'll need to know some phone numbers and how your filing cabinet is arranged.

And obviously, you'd need some school qualifications which I'm glad to see, you already have. :thumbsup:

CR - I have met some great estate agents, Graham Farthing at Austin Gray who work hard, know their trade and deserve their money I have met more that, shall we say are less than perfect.

My point is _ get your shit together mate and get regulated, noone will take you seriously until you do and you have a trade qualifaction

a lot of professions are 2 bit or 2 bob.

I know one estate agent who's good, hes definitely in a minority.

theres good and bad in any profession, bvy and large you get found out in most whereas there are still some that seem to attract incompetence and cover up for their dishonesty and failings, thats not just EA's

Oh and whilst I have experienced dishonesty (or half truths) and incompetence from estate agents in most of my dealings with them, my main gripes are actually a) that they don't offer value for money and b) as US says, they are unregulated.

20 years ago I started in this industry, if you said to me then that we would still be buying & selling houses in the same fashion 20 years on I would'nt believe it and that includes mortgage and legal side of things oh and dont be smug about regulation, ceMap i think somwhere on my wall sits a cert. with that on! oh and maby FSVA

Eh? I didn't say YOU were a twat, I merely implied there are an awful lot of twats working as estate agents. I have had one experience of a very good estate agent (Haarts of Wimbledon) - but without exception, every single other estate agent I have ever dealt with (about 10) has turned out to be adept at telling half truths or lies - or just good old fashioned f***ing useless.

So go on then, what would prevent me from walking in off the street and doing your job if I knew the state of various negotiations and has access to your phone numbers and filing cabinet?
