The estate agent. He is happy to take his £5k for doing f*** all, and it is his job to act as the mouthpiece of the vendor. If it blows up in his face, he'd better f***ing NOT hold his hands up and say "nothing to do with us gov, we didn't know". He should take the responsibility.
