Last vestige of tranquility around Shoreham apart form as you say, the Panettoni warehouses, and the Ropetackle 2 and the new housing estate .
You other Shorehamites need to get out and about early doors – lovely and tranquil all around the town at that time.

When are they going to rename Shoreham Shorehattan, and twin it with Manhattan ? It's times like this that you kinda miss the Luftwaffe.

All the young Brighton Drift families that moved over a few years ago (I’m not blaming them), their kids are now in their teens and have f*** all to do except hang out on Coronation Green, because Shoreham was built as small riverside town with public amenities that reflected that.

I realise towns have to move forward to stay alive but Shoreham has become just another commuters weekend playground, albeit a quite nice one.
Poor lambs. They've got the river, the beach, the Downs on their doorstep. And I just googled it and yes of course they have a skateboard park. And they're a piddly little train journey away from all the joys of Brighton. Bored teenagers gonna bored teenage. In the ever-wise words of The Stranglers: 'I can think of a lot worse places to be'

Poor lambs. They've got the river, the beach, the Downs on their doorstep. And I just googled it and yes of course they have a skateboard park. And they're a piddly little train journey away from all the joys of Brighton. Bored teenagers gonna bored teenage. In the ever-wise words of The Stranglers: 'I can think of a lot worse places to be'

Possibly. Except my best mate's grandson just spent a few resentful years in Shoreham, rarely venturing out of his bedroom. His parents were tearing their hair out. Then one day he woke up and applied for - and got - a job unloading ships at Shoreham Docks. He's still there four years later. OK it's work that is zero contract and utterly dependent on shipping movements. But to say that Shoreham teenagers are living in some kind of desolate wasteland is imho over-egging the cake somewhat

You have a point …for me (and not necessarily linked to teenage life) it’s a question of how things pan out once the several developments are built out and occupied ..I’m not hopeful. Against that I live in what I would say a good part of the town and I’m grateful (brought up as the child of working class/council house tenants parents) and partly through circumstances can’t really look elsewhere even if I wanted to ..indeed hope to see my days out on earth in the same home

Try the ‘horse box’/ cafe over the toll bridge …lovely home made cake…and coffee
One of my favourite spots to stop for a coffee (and sometimes cake) when out on a walk up and down the river and around the 'country park'. Owned by a young woman called Flo ... cakes made/baked by her mum. I sit at one of the little tables and take in the view (trying to ignore the warehouses :facepalm: ).

How many adults would be happy with just that though? And maybe they don't want to go into Brighton – Bobkin Jnr rarely does because it's a hassle, it costs and there is often trouble there. The point is that they shouldn't have to do that anyway because, in the ideal world there should be places for them to go and things for them to do.

So the choices are to go to the gym, someone else's house, or hang around when, even when they aren't doing anything wrong, they risk getting tarred with the 'typical teenager' tag. Bobkin Jnr said the other day that he and his mates were looking forward to being old enough to go to the pub because then it would give them somewhere 'proper' to go.

Flo has a lovely smile too! I tend to walk back across the bridge (sometimes with my bike) and sit next to the Airshow memorial and gaze at the warehouses…hang on thats not right lol

Consultation was only about six weeks and closed on 5th January. Have you read 'The Hitchhiker's guide to the Galaxy?' :)

I completely understand your point though, and I'm not going to pick up my pitchfork and blazing torch. Indeed there is something about planning and development that brings out the complete and utter Stalinist in me. My default position is to always support development. Sometimes I might bother to look at the facts in a bit more detail, but in general I support all development: houses, roads, railways, reservoirs, industrial estates, prisons, hospitals, coal mines, oil fields, airport extensions, etc etc etc. etc. I understand there are often real and relevant objections, but I do feel that ultimately all protestors against developments should be rounded up and shot / forced into re-education camps have it gently explained to them why their legitimate grievances have to be ignored. We need stuff. And we need it now. Go Rachel!

Consequently I would be a bit of a hypocrite if I opposed all this ....... but I do feel that it's not just 'Homes Alone' we need. And I do have some skin in the game here. My son was able to get his first place because there WAS affordable housing included in earlier developments, it wasn't all luxury pads for city slickers. (He lives in shared housing block opposite the Welly). That is of course absolutely brilliant. However we are worried, amongst other things, about a local secondary school place for our grandson. And of course the transport situation is getting worse and worse.
Thank you @Brovion for this. It's refreshing to hear from a YIMBY! I have read Hitchhiker's GuideTTG and the first chapter is pure planning gold. There'll be more rounds of consultation and I recommend you contact your Councillor with your concerns.

There are a number of issues at play here including:
1) councils unable to build & housing associations unwilling to build genuinely affordable homes to rent with the last government redefining 'affordable ' to include all kinds of nonsense

2) same councils under tremendous pressure from governments and developers to grant planning permission for numbers of homes to meet 5 year housing land supply targets, without enough attention being paid to need for family homes, homes for our aging population

3) developers gaming the system, building cheap and claiming high costs to convince said councils to reduce / remove requirements for affordable homes and contributions to infrastructure such as transport, school places, medical facilities, playgrounds for bored teenagers etc etc

4) a probably unrealistic expectation that people would get out of their cars and use trains, buses, bikes and feet instead (ironically, more people WFH has probably reduced congestion).

5) the lack of any controls on foreign ownership, second homes and short term lets (apart from increased Council tax for vacant homes).

6) with regard to school places, BHCC are already closing schools and reducing sizes because of a drop in school age children partly because the city's unaffordable - I'm sure many families have gone west.

As a mere JCL (only 46 (nearly 47) years living in Shoreham-by-Sea, I haven't seen as much development in the town as some people on here. And I'm probably in the minority that I don't really have an issue with it. I was part of the admin team for one of the town's FB groups for a while and got both bored and frustrated with the constant repetition of the same old moans about 'too much development', but also people complaining that the town is dying and needs more people. Posters clearly not making the link between the two.

Then there were people moaning about the new developments (this is probably at the time of the extension of Ropetackle and early plans for the Brighton Road buildings) who, themselves, lived in areas that had ALSO been redeveloped (herb estate, Middle Road, to give two examples).

And as for needing the services to cope with the extra people, that all comes in time. I know for a fact that there is plenty of capacity in at least two of the primary schools in the area and the others have the space to take people on. That's even if the people moving here have kids! And I've lost count the number of times I've been down to Pond Road health centre and seen empty waiting rooms. So there IS the capacity (clearly not in all cases), but a lot of people are quite happy to swallow the narrative that we are full up?

As for the appearance of the flats? Who cares? I'm assuming wherever the people complaining live are happy there and don't live DIRECTLY in the eyeline of these places, so how does it affect them? That was another moan on the FB group – some old bellend living in North Shoreham, who ventured along to, say, B&Q once in a blue moon, complaining that the town was going to be 'overcrowded'. When asked how it would affect them, they couldn't give a reasonable answer.

Congestion? I've said time and time again (probably on this thread – I CBA to check), but when I worked at Halfords in the mid-90s, there was a constant stream of cars along Brighton Road, exactly the same as there is now. The fact that more people work from home, or are hybrid working – plus the development of the A27 – means that it is probably no different and maybe even better.

I just simply can't get worked up about things that are relatively irrelevant to me and I can't do much about. I ADORE this town and can quite easily lose myself in it just wandering around, without being mortally offended by the buildings, the people, the traffic or anything else that I come into contact with.

Sorry – this turned much more ranty than I had originally planned. But at least me gets my fingers warmed up for a whole load more stuff I need to write today.

Lol…noted the ‘’services come in time’’ ..what a relief ..hopefully I’ll still be alive when that happens.

oh and the traffic on the coast road is the same ……maybe thats because its shoved up on to the Upper Shoreham Rd instead ..its definitely busier ..i know because i am on it most of the time for work

yep primary school has vacancies? Probably because they’ve built more portcabin type classrooms on the school playing fields….wonder how much more space for expansion

Doctors surgeries ….lets take that as one example….when i was a kid i can only recall one …then they added the one at Pond Rd …Northbourne (previously on the Tribes site) came along ….but that was ages ago since then there have been several new developments and the current lot is on a much bigger scale given the density and height of all those one/two bedroom apartments …..hoping those extra services come soon.

Appearance of the flats who cares? Well you dont youve said so …..but some do ,,,surely appearance counts for something?

I’ve been on those FB threads locally…..and there is another side to your comments….as soon as some query ..objection is put up you get accused of being a nimby or against change etc …i get tired of that as well…something needed and was able to be done on that coast road and west part of town ..its the pace of it …the type etc etc
