If that was Arun District Council, they'd have 2,000 houses with 25% of those being budget housing association places taken, up by South London pikeys.

would be more like 40% social housing...good luck to them if they prefer that to a state of the art training and development facility, which will bring jobs into the area and will have a pitch for community use.

Understandable that not all the locals want this, they are probably very happy with things as they stand. Its difficult for us on here because we know what a huge difference this will make to our club.....but this land HAS been earmarked for development, and it looks a very simple job to just create a big new housing estate to join onto the houses either side of the farm. The council will benefit a great deal more from housing than what the Albion has proposed.

I hope an agreement can be reached that is acceptable and beneficial to both the locals and the club.

Did anybody go by Nottingham Forest Training Academy last Saturday? This was behind a busy street and houses. I wonder if they had any problems with Nimbys?

Not being from Sussex I don't know the area but looking at the pictures it is a big expanse of land. If the land owners are looking to sell either way there is going to be buildings put on it as land is a premium.

Is it green belt or even brown belt land?

I was under the impression that the training facility was not just for Albion use but also for use of the community in which case maybe the 400 cars (800 movements) would not be totally incorrect.

If I living in the area my preference would be for a Community Training Site rather than a Housing Estate.

I know the land very well. For all my life it has been disused wasteland with the best soil used for arable crops. It has been wasteland, under utilised farming land for hundreds of years.

A few years ago and continuing the bulk of the land was used to dump building soil for the ostensible golf course. Up to that time it was little used open land under private ownership with benign public access. Now most of the land has been blocked off for the dumping.

It was only used by the locals, not the general public because the locals blocked off the route, although some locals made a passage through.

The ex-farmland would be suitable for housing. Most of the land would not. Everywhere there is land suitable for housing is under pressure for development.

The Council have obtained 14 acres of marginal land under a Section 106 agreement. This is the land the Albion want for their training complex. It is adjoining the houses and a path was worn through an ex-arable field by the public.

It is better quality land than Falmer (but that is only because the Falmer land was absolutely dreadful (it is hard to imagine such useless land). The alluvium soil is good for football pitches.

Most of the land is flood risk. But the risk is very small on the Council land.

It does appear a few shortcomings of the Albion plan, being too near the houses and the football pitches seem to be squeezed into too small a space.

Without knowing the thoughts of the private land owners, I cannot see what the future is. I have spoken to the original purchasers and they seemed intent on the golf course. I don't know if they were just saying that to get permission for the dumping (where the money was made) or not?

The general public of Lancing are against houses because it just means more people after the very few local jobs. They would tend to be more supportive of the Albion initiative as a sort of general idea. The car total seems too high to me.

Adur Council have a housing total they have to fill by Government dictate. I think they have enough land though so there is not pressing need for housing from that quarter.

The original Local Plan allocated the land for sports and recreation. This is why the golf course was allowed (but this is a long story). This is why Planning Permission would not be the major problem. Land ownership dictates what can be done with the land, the Council and the private developers.

The objectors have done the sensible thing and plainly asked the Councillors who make the decisions for their land. It is the best land in the district for football pitches.

It is frankly unbelievable that anyone would propose roads next to houses. Especially access roads with a likely speed limit of 20mph. Shocking.

The planning officer shall be receiving my objection to this outrage forthwith.
