It's the clubs estimates apparently submitted with the planning application.
Really! Blimey, fair enough then. Although 800 is not a lot of cars to pass your house, it's a lot more than I'd expect at a training ground.

As someone pointed out if it's a case of having some where to walk your dog and not then you are going to go for the latter.

That video just made me chuckle, at one stage I thought I was watching Paranormal Activity 4. Don't these Nimbys realise, that Marsh Barn Lane was going to become a Golf Course before the firm ran out of money and left it like that for years and years?! 800 cars a day, what are we building a CIRCUS?!

It's only a five minute video... but it's true hardly looks like it's going to be a HIVE of activity, few dogwalkers and maybe people out for a run or something.

If it was going to be lit up (and in use as he claims) 24/7 then maybe yes. But it obviously isn't. Why would it be?
And he complains abou the public pitches being floodlit, surely that's a good thing, so people can USE them? They'll probably be used a lot more then some grotty bit of grassland.

He's got maybe one or two minor points that are legitmate, overall he actually makes it look like an ideal site. :shrug:

Kind of feel for them a bit more now to be honest, must be nice to live next to that big open space.

Having said that, its a fact of life that space is at a premium in modern Britain and that particular space appears to be underused and perfect for development.

He has made a really good point here...

Surely there is a better alternative as to where the sewage; bins; recycling etc, area can be placed without having it on the doorsteps of these homeowners.

But it's all nonsense and scaremongering

I lived in flats that weren't connected to the local sewage system, never smelled it once as it's all underground.

I have a recycling bin and rubbish bin outside my house, as do all those people living there, it isn't a problem.

My old primary school has an electricity sub-station at one corner of the playground, you can't hear it.

Does anyone out there know if this application is being judged on the old planning regs or the new ones which came into force this week. I’m guessing as they were submitted prior to the new regs becoming law they won’t be but I do hope they are if they really are less onerous.

Yep. The existing plan is naff. Build it on the golf course land (if the owners agree to sell). The land will be cheaper, be further away from the houses, and bigger and better cause 14 acres is too small. More research. A solution (not even a compromise) could be worked out to please everybody.

Planning presumption is for a degree of open countryside (in lieu of the Strategic Gap) and an enabling development could ensure it is landscaped for public use. At the moment the land is private property with benign public use for the majority of the site. Apart from the arguable rights of way the public are only allowed to use the site with permission by default.

Planning permission is not really the issue if it is done properly. The issue is land ownership. Adur Council can refuse to sell and there is no appeal in law.

I live 10 minutes walk from the site. I dont understand their complaints, you wanna walk your dog, you can do it on the downs, wow you have to walk a bit further......
Its a bit of flat land, we have the whole South Downs out the back of Lancing.

He's having a go at sewage near his house, I live in Peacehaven, Very near the new sewage plant with probably his shit pumping through. He cannot complain in my opinion.

800 will be movements so 400 in and 400 out and probably based on a worst case scenario. Tbf 400 cars visiting the training ground in one day seems mad. When is that ever going to happen!?

800 cars a day. Assuming the road was only used during 12 hours of daylight, this equates to 1 car a minute. Which is probably the equivalent to a quiet suburban road - therefore in keeping with the area / ie the nature the estate these people currently live in.
