My advice - never mess with plumbing - always use a fully trained plumber . Water can wreck your house , bring your ceilings down and be expensive .

A fully tiled ( walls and floor ) bathroom average size with 3 piece suite should be around £10-20 k depending on the specification . You def don’t need to spend more than £20 k to get a decent bathroom although you can of course .

£10-£20k ?? I have some magic beans for sale .... would you like them ?

WTF..? All that, installed for £1500 max? Did he throw it in from outside the house ?! That's just bonker's; Somethings are just TOO cheap. Decent bathroom, £10k plus fittings and tiles in London, in fact even in Brighton they are £7k-ish.

If anyone pays north of £5k for a top of the range average size bathroom they've been conned.

A fair bit of time has elapsed since I started this thread and I've finally got my arse into gear and we're trying to get something sorted ahead of Christmas. I've got a plumber lined up to do it who's done a few smaller jobs on the house before we got the keys, but the labour seems expensive.

The bathroom itself is 2.6x 2m, the materials top out at about £3.5k which I'm happy with, however for the labour (including tiling and some framing) I've been quoted £4k. This seemed on the high-side to me. Maybe I'm out of touch on this, but I wouldn't have expected to pay more in labour than for materials. Any thoughts?

Is he 'Wedi-Boarding' all four walls?
Is the plumbing particularly complicated?
Is it a bath or a shower tray ?
Is he tiling the floor?
Are the tiles small or large?
Are there fitted units involved?
Is he hiring a skip for the debris?

Lots of questions that might give a clue whether it's a fair price or not.

For comparison up here in NW London we recently had kitchen and loft extension with en suite the same size as existing main bathroom and went down the supply and fit route with the builder.

We used his account as others have suggested and for £3,500 got top spec fittings for toilet, sink, rain fall multi effect built in shower, large tray, aqua dart rolla glass cubicle with flip edge, Bluetooth anti mist mirror, two additional bathroom cabinets for his and hers and a designer towel rail.

Now granted there aren’t two of everything but still that’s a ludicrous sum to suggest. Even factoring his all in labour costs and back charging them on a pro rata basis I’d still only suggest £1-1,500 labour costs max.

Bathroom show rooms with fitters etc IMO should go down as scam/fraudulent transactions with banks as they without even looking at your house it will start with five figures.

strip out , re-plumb , re-wire , re -tile , cabinetry, plumbing & electrical fit off ........obviously there are myriad styles and standards of bathroom renovations but 1 -1.5 k .......??? its a bodge job , i sheet my bathrooms with wet board , walls and floors and fully waterproof shower / bath area .........not a fan of shower trays particularly upstairs.... plenty of ways of finding reputable trades on line these days , most people have websites etc.

Looks like he is battening out walls to hide pipe-work?
I assume you are having a towel rail?

Does the materials price include plumbing fittings,pipe,tile adhesive/grout, screws/fixings etc, or is £3.5 k just the bathroom suite, taps, shower and tiles?

Yeah, for now we're just doing the main bathroom - the en suites can wait. Correct re: battening out the walls; we're going for a wall mounted toilet, taps etc.

On the towel rail front, it's the one thing from the existing bathroom that we plan to re-use as there's nothing wrong with it.

I do full bathroom refurbishments including tiling. An average bathroom should cost between £2000 - £2750 for the labour + whatever materials you choose.
Several times I've seen people mention 10/15/20k numbers and think I must be doing something wrong..?

Sounds rather steep to me

Our bathroom cost about £7000. Four thousand all materials from Leaneys so good stuff. Labour £3000 and the guy did plumbing ,electrical,and tiles. All except plastering which was included in the labour costs. We did away with the bath so it is a shower and sink room npw as we have two separate toilet rooms.

I'm no expert, hence why I'm getting a man in, but the area behind will be getting framed and tiled. It will hopefully look something like this, but with a rectangular bath and overhead shower. Vanity unit also a little less wide at 70cm.

Seriously, though, my experience was find a good company (check their feedback), discuss what you want, and do it. We could have paid half what we paid four ours (part of an extension) but it is a bit lovely. Good luck with it :thumbsup:

The new place is in Horsforth, we’re not living there yet but we’ve spent plenty of time in that part of the city and we love it. Tricky trying to move your kids to local schools there, but that’s another conversation.

£5k per bathroom sounds about right to me. If you’re friends are happy to share the details of who installed their new bathroom for them, please PM me.

Hope you’re able to make your move up here once things normalise. It really is a great place to live.

Horsforth is a posh area between Leeds and Bradford, and nothing like the majority of Leeds properties. I believe [MENTION=1320]Notters[/MENTION] is in that area. Of course, anywhere is better than Grimsby. :smile:

It's nice but I'm glad I moved back down south 16 years ago.
