The point I was making is you don’t make an offer straight to the seller (unless he’s selling privately) - you make enquiries whether the seller might accept a lower offer through their estate agent - that way you can find out before making a formal offer whether a lower one would be accepted for this or that reason ( and then make the offer formally through your solicitor obviously) .

Asking the agents if the seller might go lower for a cash sale, or other valid reason, doesn’t make you not look serious, it makes you look serious and sensible (and sellers will expect you to reduce your offer if there’s a £20,000 maintenance works planned or the property needs a new boiler)

I have been dead serious about all the properties I have bought over the years and only paid the full asking price on one of them for legitimate reasons.

But as you say, it’s your choice and a property is worth whatever someone is willing to pay for it.
You’re taking my words too literally when I said “tell the seller”. As I said, no one is right or wrong. When I’m involved in the buying or selling of anything I can’t be arsed with people trying to haggle me down, and likewise I always offer the asking price. I guess I’m viewing this purely through my eyes. I should have mentioned the caveat of offering the asking price if it’s fair. I did once offer below because I thought the seller had over priced. I offered a fair price with an explanation, with evidence, and said if they wanted to sell at this price they had a deal. I bought the place.

I was making an important point ( not literally either btw) and not necessarily related to your own post but sort of. The benefit of getting the seller8s agent onside is you can find out a great deal about what the seller is likely to agree with before you make an offer.

I have to say HT, I think you are probably in a minority group of people that immediately offers a full price on a property despite being a cash buyer and therefore very advantageous to a seller wanting a quick sale.

Imo - When selling, you start high and go lower, when buying, you start low and go higher - basic bartering.

As for Live by the Sea, I only knew of his posts because of the disgraceful comments he made on the Gaza thread which eventually got him banned (at least from the thread) - I haven’t seen any of his posts since. Is he an Estate Agent?

If anyone knows Eastbourne and has buying experience it would be nice to chat.
I grew up in Eastbourne and my sister still lives there. In fact I'm back in England for Christmas, fly in on Thursday and staying with her until the end of the year. Will happily try to answer any general Eastbourne questions you might have (I've never bought a property in the UK though).

I had a look at the accounts in company house. Looks like the Freehold surplus is £19,000 at present. I'd need to check if they are expecting significant works.
Which road is the property in?

The Argus comments section is the ultimate relegation. It's a bit like dropping into the Conference. Only worse. A bit like the deep of the sewer. Yet there still seem to be loyalists who gather there. I've often wondered about their real life existence. There is definitely a play waiting to be written. Someone call Alan Bennett.
