5 year fixed 4.69%

There is a 2 year fixed at 4.19% but the fees are high, consider the rate but also the fees payable, the early redemption penalties, whether there are any coniditonal insurances and whether interest is calculated daily on a repayment mortgage. If you are borrowing over 90% go for a lender who does not charge Mortgage Indemnity Premium.

my mortgage finishes in 2007 ( October) It stands at about 18k ish. Should I look to stick where i am or have a look and see what people are offering on 2 year deals.

I would go for a 2 year fixed myself and review it again in 2 years. 5 years is a long time to tie yourself into a deal.

10/07 is less than 2 years so theres no point looking at a 2 year deal. PM me and I can send a specific quote.

If its a re mortgage lots of lenders will give a free survey and pay for the legal costs although the rate may be higher it may work out better depending on the size of the mortgage.

Have a look at the Yorkshire Building Society (the took over the Mid Sussex).

2yr 4.38%
5yr 4.69%
10yr 4.99%

Excellent lender IMHO, mutual, overpayments etc. Also, Nationwide can also offer you savings with other money stuff if you have a mortgage with them. They must be the best value bank account if you earn and don't go seriously overdrawn.

The YBS rates are for new mortgages, re mortgages with fees free are 4.99% 2 and 5 year deals.

No, you can get the 2 yr at 4.49% with the same fee you are quoting above.

However, you cannot get it through an intermediary.

Fair play the YBS rate is 4.49% however the survey fee is payable up front and refunded on successful completion so there is a risk element that you don't have with a free survey. Also you have to do all the paperwork and chasing up yourself. It is a good deal

The 5 year deal at 4.70% cannot be beaten.

I've just signed up to the two year with almost identical as that above. Best I could find.
