I'll chip in with some personal stories:

1) Owner of one estate agents did a bunk. Thankfulyl this was about 6 months after I'd finished dealing with him.
2) I had to sue another estate agent who was keeping money from me in the run up to him going bust. It was a sizeable sum and it was only an eagle eyed lawyer who spotted he could be persued personally (as opposed to hiding behind his limited company). He did a bunk to Malta but he was traced and successfully personally sued.
3) Latest is a series of irritations about conflicting information, lack of information, no information, fibs and numerous stressed calls from agent to my solicitor and financial guy (they called this managing the sale) which compounded into my current feelings and thoughts.

Grrrrrrr.

The last one is fairly typical, they try to avoid keeping people in the loop as they don't like to let on about any wrinkles that crop up (which they usually do).

they dont do anything once you've made an offer, if you don't chase them you never hear from them. i cant believe i had to pay thousands of pounds to my agent, when i had to get information about my buyer from the agent i was buying from (saving grace, at least they did follow up queries, even if you had to call them to find out the replies)

so all estate agents are the same then ??

Who would like to explain to me why every single estate agent I've ever met is a f***ing useless inept ****?

I know I'm only RENTING so they give me the new boys with the open pink shirts, cheap aftershave and SPORTS Peugeot - I dare say you may be given someone half useful if you are actually buying? But f*** me what a half baked bunch of BELLENDS.

f***ing 3 flats I arranged to see last weekend and when I arrive at the property to view it, no sign of anyone. I call the **** and he's still in bed. "Oh sorry mate, give me half an hour I'll be right down." NO. I WON'T. f*** YOU. WHAT EXACTLY DO YOU GET PAID FOR YOU CLUELESS PRICK? IF I ACTED LIKE THIS IN MY JOB I'D GET SACKED. INSTANTLY.

Estate agents get bad press because they are seen as doing nothing. Same as football agents and employment agents and most other kinds of agents who take a cut between buyer and seller. But IMHO they're a necessary evil. You don't have to like them but can you imagine, for example, Wayne Rooney directly trying to negotiate a new contract with the suits at ManU? Shitferbrains would happily accept payment in magic beans :lol:

I'm an estate agent and thank you for all of your kind words!:down:

I wouldn't sell my grandmother for a fiver, I don't have spikey hair, stink of aftershave, wear a flash suit or drive a flashy car!

I work bloody hard, the hours are long, the money is pretty crap tbh unless you own your own firm and you very rarely get any thanks!

Seriously though, i've never gone through this before as previously i've lived with partners and /or rented... my current partner has gone through it and found it stress free, but i'm bracing myself for some aggro based on this thread!

Some estate agents are great. I have worked with lots over the last 20 years but please remember I am not an estate agent I am a mortgage broker. Graham Farthing at Austin Gray is a very hard working trustworthy estate agent. I like Glenn Mishon he is a genuinely great bloke. I like the guys at Mishon Welton, Mark Welton, Danny Norris and Tom Cina. Most of the unpleasant ones I have met and there are many work at the big corporates imo. Generally EA's do add a lot of unnecessary stress imo by putting huge pressure, quite needlessly on most occassions by not allowing the process to take its due course and demanding unrealistic demands re survey's being done, mortgage offers being out and silly exchange deadlines that they know can never be met which just heaps stress on the vendors, purchasers, broker, solicitor and everyone apart from the EA. They also quite often give a cock and bull story about " other interested parties " when they perceive it is taking too long and putting fear into the purchaser and weakening the purchasers position in the eyes of the vendor. If an estate agent wants an exchange of 28 days or less this is a sign that you will get heaps of stress and 9 times out of 10 will/can never be met as the legal process takes longer than this even with a cash buyer.
