Just to clarify, I never come on here before I have completed the day's Wordling but do quite often review any earlier posts before posting my score so that I can add any of my "witty" anecdotes...

Not going to spoil anything by explaining why this word was my starter. I'm now going to start using my backup word which I normally use when I get no yellow or green letters at the start so another 1 could be coming my way soon...

That £200 pcm differential won't go far when there is letting agent fees, voids (no rental income and full rate council tax), buildings insurance plus any repairs and maintenance etc.

You are best off being mortgaged as much as possible on the investment property but of course, loan to value affects interest rate so it is a balance. I admire your bravery, going for an interest only mortgage to buy a bigger / better property, I also heard of someone doing the same 20 or so...
