Wait for the HIPS legislation in 2007.

Then you have to draw up a sellers pack for your home and include Land Searches and valuation and energy efficiency etc in it.

Average cost is £1200 they reckon on top of Estate Agents fees, its the seller that has to provide the pack you see.

If you are buying and selling you are in a better position to negotiate a better rate. Have a go anyway. Estate Agents need houses to sell. You can go to any Agent.

So on a £150 grand place, a UK agent will rip you 1.5% = £2,225 but on a £150k place in the USA you will pay nine f***ing grand !!

Doesn't come cheap does it, I am in the process of selling and moving, add on the stamp duty and solicitors fees, plus the cost of arranging the mortgage, god knows how many different searches (for what I am paying I reckon that Lord Lucan might be discovered). I am paying 1.5% of the advertised price of my house, not the final offer, some estate agents round here charge more than that.

not sure about the pending house info pack though- another excuse to rack some some charges, for doing quite straightforward checks (land registry, etc).
