Hello dear friends. Thank you for showing so much interest in my internal plumbing issues.

Well, Mr Plumber arrived in good time on Friday and gave me a thorough inspection.

It wasn't good news.

The leak has been caused by a number of issues surrounding the installation of the un-vented hot water cylinder. The cylinder immersion has failed allowing the water within to over-boil. I'm told it activates the temperature pressure relief valve to discharge the very hot water safely into a waste or outside thingy. Unfortunately the install for this discharge pipe has been ran into a plastic overflow that is open one end and has failed on multiple points on the other end and is allowing any water that enters it to just run onto the floor

He also found other issues with the flexible tap connectors to the bath and basin which need immediate replacement as they are corroded and a flood risk.

Repairs will be carried out this week. The bathroom is almost original (1972) and could basically do with replacing. I knew that anyway. If it was owned and not rented I always though it was the first thing I would do. But the essential work is all going to be done this week. Me landlord leaves this with me and has approved the quote straight away and said to do what needs to be done. He's always been good like that.

The new cylinder was only put in at the back end of 2020, so clearly done by a plumber who should have know better.

The new cylinder was only put in at the back end of 2020, so clearly done by a plumber who should have know better.
My guess is the plumber that installed the unvented HW cylinder didn’t have a qualification to do this type of work.

The plumber felt it would be okay to put the hot water on for an hour if I wanted a bath. But no more. I'm still too nervous about that so will find somewhere else to have a shower.

Couldn’t he have connected the top immersion for the time being?
I dunno. That's all technical stuff to me. He was on an emergency call out for an hour and ,in fairness, gave me longer because he had to go downstairs and check their ceiling and to see if it was likely to affect electrics. So I'm not moaning.

What I meant was It was basically to check if it was likely to affect electrics. Not actually inspect them. He said an electrician should install a timer for the immersion here to give better control over the heating of the water. He was clear on what a plumbers job is and what needs an electrician.

He was really good because he spent half an hour on the phone with me the previous night to talk about what to do in the interim as it all made me a bit panicky.

A plumber checking electrics 😳
I have done twice this week.
Power shower replacement, no fused switched spur installed when shower originally fitted, walked away and will return after electrician has done his work.
Electric shower replacement, no RCD and old fuse fitted that also shut off all the lights when pulled out, I think the electrician is going to be busy with this one before I return ???

Couldn’t he have connected the top immersion for the time being?
Because the D2 pipe has a bend in it less that 500mm from the tundish (like immediately after it..!:rolleyes: ) , it's highly likely to overspill (from tundish) all over that top immersion.. Simple extension on D1 pipe would take it lower and away from immersion if it fails again
