[Misc] Urgent Plumbing Advice !

Great and good of NSC.

Neighbour reports to me a leak through the ceiling downstairs. Says they have a plumber coming tomorrow.

I go into my bathroom and notice gurgling hot water coming through the plug hole. I then go into the kitchen and see the hot water tank is dripping near the pressure valve shown. The water then starts coming through and going everywhere. I turn off the water at the mains and eventually it stops. Panicky moment.

The neighbour has a plumber coming tomorrow and the water leak has stopped. Picture of water tank shown.

So the question is, is it safe to leave till tomorrow. The pressure valve is metal bit behind the knob is very hot and it worries me. I know nothing about these things.

No silly comments on this one, this is stressing me out. I'm terrible at household practicalities like this.

So, thats a temperature and pressure (T+P) relief valve on your Unvented Hot water cylinder. In simple terms, it opens when water gets too hot or pressure gets too much to save you pipework/system. So it's working. Quite why, well, usually the expansion vessel is flat, and needs recharging. You may need to replace the valve itself. Not too expensive.
The issue of flooding downstairs is because the attached pipework is fitted incorrectly - The 'D2' pipe after the grey plastic tundish needs re-running. Try Gary at BPS on 07973618932 ( West stand STH) - For now, try to not make Hot water.

Thanks. I've turned the hot water tank off at the wall and turned off the water supply. I then ran out the hot water through the tap and it's now cold. So it isn't on.

Hope that's enough till they come tomorrow ? That's what an all call plumber told me to do when we spoke on the phone.

Is that enough until they come @BN9 BHA

Sounds good to me, I wasn’t going to comment on this thread as @Rowdey had already given expert advice.

Have you turned all of your water off though and you now have no cold water to drink?

I did turn it briefly on to fill up my flask. So that'll be fine for tonight. I thought I'd check with you as I wasn't sure if Rowley would be back on.

You should have a separate stop cock / isolation valve on the cold water supply to your unvented hot water cylinder, it will be near the cylinder . If you turn this off you can then have drinking water again by turning on your stop cock.

You can have water 'on' - Just dont have have it being heated up in cylinder (your HW program) CH on is fine too btw.

Thanks for all your help. It's all electric here so no worries re: central heating.

Could be as simple as the thermostat in the immersion isn’t switching off at temperature and needs replaced. Easy to find out with a continuity tester.
