The first-floor club, which opened last month but was closed when the fire started, was destroyed.
Water from firefighters' hoses damaged Pulse nightclub and another shop on the ground floor.
By 7.30am the fire was under control, but small fires were continuing to break out.
No-one was injured in the blaze. The cause of the fire is not yet known.
Access to the shopping centre car park was expected to be restricted for most of the day.
A West Sussex Fire and Rescue Service spokeswoman said the operation would be scaled down as the morning progressed.
