12 months, at least. Any up ticks before then are likely to be temporary. Don't get sucked in by the bear market dead cat bounces. As a wise man once said, he who picks bottoms gets smelly fingers.
Damn, you're good.

My own beloved employer once ran a lead story headlined "BOTTOM PICKERS SEEN WINDOW SHOPPING".

Jump on the bandwagon mate, everyone hates estate agents so i guess i should aswel. Please tell me your experience mate.

moving house can be quite an emotional experience, especially with a familly. My experience is of being played by estate agennts to bump up their fee with no consideration to the parties involved. This ultimately led to a failed purchase. Far from a life changing experience but a fairly major emotional issue at the time.

It's the I'm your best mate routine, followed by the 'what the f*ck do you expect me to do for you" approach when you are no longer of use to them which pisses me off so much. I think that they are so used to playing people off each other that they really cannot understand why their behaviour is so wrong.

I've experienced estate agents that are better than others but they all seem to have this disfunctional approach to dealing with humans.

Estate Agents have deliberately inflated the market and are now paying for it - I really cannot have much sympathy for them.

It did cross my mind. Need something to cheer me up, I was short $'s going into today and had to console myself by singing, "The first cut is the cheapest..."
hopefully not aspainful as someone on my desk, he bought ICAP at 3.91, averaged at 3.77 and got out at 3 the figure , both trades £100 a pip. ouch :jester:

Some agents are pricks, i completely agree. What i dont understand is how people can honestly say that agents have bumped up the prices. Its supply and demand mate, agents cant force people to buy a house, if your neighbours house sells for £100,000 and someone wants to buy yours for more are you going to say no.

The comment about guzumping earlier is also a bit boring. At any one time most agents will have between 30 - 50 available properties for sale, why would they want to sell one they have already agreed a sale on??? Please dont say it bumps up their commision!!! even an extra 10k works out to be about £10 to the sales negotiator.

If someone offers on a house, the agent LEGALLY has to let the vendor know and then its up to them what they do with it.

I had someone balming me today, for house prices dropping, apparently us estate agents to keep valuing properties highly in order for the market to sort itself out. Was that you?

This credit crunch is getting really worrying now. No one for sure knows how to solve it. I think we are heading for a recession that we haven't seen in decades. Everything touched by the housing market is feeling the effects, Banks, Estate agents, Brokers, removal companies, kitchen companies, builders, joiners etc etc etc. Soon it will ripple onto other areas of the economy with the decrease in demand i.e shops, clothing etc other services such as leisure. Even myself in the public sector will feel it with the loss of tax revenues meaning the public sector will be cut as well.

Whatever, this is a defining moment in our history. Without a doubt I feel that we will see the demise of the US and its way of doing business, to that of the Chinese.

I was only half joking that perhaps my daughter should learn mandarin.
