I use Leaders and so far they have been very good, but I,m sure everyone has heard mostly "bad" about letting Agents.

Cheers, i've used Leaders in the past and thought their charges were a bit cheeky to say the least... I used to work for Harringtons(who sponsored Kerry Mayo's testimonial), no ta!! And we used to let through Just Lets and quite frankly they are just c u n t s who I wouldn't touch with a shitty stick that was also on fire

Sorry to disagree but my personal experience of Lampons is that they are entirely shit.

After THREE MONTHS without a working shower they finally sent some cowboys round to fix it who ended up taking the kitchen ceiling down as well as rendering the entire bathroom a no go area for over a week. Once they'd finished they f***ed off and left the house in a shit state.

And ever since their work the shower has dripped like a water fountain and none of the sinks drain away properly. No amount of plunging or drain unblocker seems to do the trick so we are reduced to 5 minute showers only available at hourly intervals otherwise the bathroom floods and the kitchen ceiling caves in.

Our water is metered and, due in no small part to the pissing shower, we received our highest ever water bill last month. We've phoned them, written to them and even visited in person on 5 separate occasions to get them to rectify the problems caused by their own workmen and they always promise they're on the case and yet we never hear anything more.

I've withheld my rent in protest and they haven't even noticed, despite it being several weeks overdue now, and should we not get this concluded in the next week they're going to be getting our future water bills too as we can't afford to keep paying for the shower that they f***ed up.

And before anyone says "Why don't you fix it yourself?" I'm afraid I am about as handy as an ashtray on a motorbike and I can't even find the stopcock so we can at least turn the water off when we don't need it.

And don't get me started on their refusal to give us anything longer than a 6 month contract purely so they can claim another £100 in "renewal fees" twice a year.

Good call, i'll try them. Are you using them at the moment, if so do you get some sort of recomendation kick-back if I say how I heard about them??

My flats are currently tenanted (with Letts tenants) by them so not using them at the moment. They do a tenant find only service which means they will find you a tenant and from then on you do all the management stuff. They charge two weeks rent.

Which office? If it's Peacehaven I'll see what I can do for you if you PM me your address. If it's any other office you're on your own. ;)

Never had any problems with City Lets who I used for my last house, although I was only with them 6 months

I think we're looking for a whole management service. We've already had our fingers burnt by Just Lets who put a tenant in there without checking his references. If they had they'd have seen that he'd:
a) Done time
b) was a professional scam artist with a history of not paying his rent
c) had a history of disappearing leaving frustrated owners having to deal with bailiffs on his behalf.
They were utter shite and made us feel like criminals when we had the gall to ask for his deposit to cover a small percenatge of the missing rent.

We want somebody we can batter if things go tits up, but naturally of course we want all this as cheaply as possible!!!
