Didn't stop the Albion building a whacking great big training facility.

I can't think of anything better on a privately owned flood plain than football pitches or other sporting uses. Public get a planning gain of limited public access. Win-win situation. Drainage problems could ideally be solved at the same time. PS: I would have drained/pumped the water into a pond on the waste land as a public amenity.
