Ladies/Gents

Just what does a basic House Survey cover these days ?

Is it worth spending more on a more detailed one ?

Its been a while since i bought a house and a friend is asking advice, apparantly £430 ! for the basic one.

The basic survey is 2-3 pages and covers the basic's. It is for the use of the lender more so in that it is adequate security of the mortgage they have requesting. They must be buying at £ 300k plus for it to be that much. The homebuyers survey is a 10-12 page report and much more thorough and costs an extra £ 300 or so if therough the lender or £ 400 if done independantly.

What are the basics though US ? Basic Structure.... ?

I think they are just generally worried about geting an assurance the basic structure of the house is in order and electrics they have a bee in there bonnet about too for some reason.

Its not a 300k property though, 230k i beleive....

Basic survey is just a drive by generally, making sure it exists, looking at what similar properties in area have sold for recently, is it worth what it is being offered.

If you want electrics and in-depth structure stuff, you need a full survey.
