Lots of pointless Labour stuff been scrapped. Bout time common sense ruled again

Hopefully we will also see an end to the stupid hunting ban. Not that I would want to get involved, but I was angry at the petty attempt to hit the countryside people who take part on "class" grounds - which is pathetic as the people who lost their jobs were anything but "upper class".

The original idea of the HIP was sound, but by the time the things became mandatory, they had removed all the bits from it that would have been actually useful to a buyer. It ended up as a completely half-arsed thing that was no use to anyone.

The whole thing was a mess. I've looked at quite a few HIPs recently and they have been no help at all. As AT says - it sounded like a good idea to make sellers put together a pack of all the important info and searches so that buyers didn't have to spend money getting it together - instead we ended up with documents that were poorly researched and badly photocopied. I've seen energy statements with huge amounts of guess work on them - so whats the point.

Thats because the then - predominantly Conservative House of Lords made the government water down the proposals so much that they ended up in the farce that they are now. The government should have just scrapped them but would have looked hypocrites for doing so.

To be fair but that statement could be applied to a lot of things implemented by Labour over the last 13 years, such as regional assemblies, extra layers of management in NHS, etc, etc

The EPC element will need to be commissioned as soon as possible but will not need to be available in order for marketing of the property to actually begin. The onus will remain on the estate agent to ensure that the EPC has been ordered prior to marketing and has made ‘reasonable efforts’ to ensure that it is available within 28 days of the property coming to market. Non-compliance will once again carry fixed duty penalties

What was the point of a HIP ? All the information had to be verified again by the buyer's solicitor and the mortgage providers regarded them as not worth the paper they were written on as they would do their own valuation survey.

JUST GOT THIS FROM MY HEAD OFFICE !

At least if you put your property up for sale you wont have to wait a couple of weeks before progressing as the estate agent has 28 days grace to get the EPC sorted.

as far as i can tell, it was nearly all automated except the EPC part which is still required.

i actually agreed with the original concpet, having spent 3 month waiting on people to complete searches and fish out damn documents you'd expect would be kept safe and handy. but the solicitors didnt like their fees cut, the estate agents didnt like that it made them more redundant in the process and the banks claimed they couldnt be sure the survey would be any good. all perfectly surmountable problems, but instead of pushing the idea or ditching it, Labour chose the "third way", enforce something bureaucratic that was little use to anyone.

the one good thing out of it is the streamlined automated systems for generating th searches and finding leases, land registry maps etc is still there and will mean only taking 2 days in the future.
