The headline is misleading, and he goes on to prove it later in his article. It's not that affluent areas spring up around Apple stores, it's that Apple stores are indicative of affluent areas. They also employ less people than stadia. As a regional development policy it's useless.

Yeah yeah great for keeping the kids occupied, when they are supposed to be watching football. Can you imagine the food and beer queues though when you get stuck behind some hippie ordering a skinny mochamathingamewotsit decaff with soya, or some such shite.

I said it in jest , although after seeing Derby have a Greggs and a Starbucks as part of their ground , a little something like that would be superb at the AMEX on the outside of the ground.
