Estate Agents - why are they such LAZY BASTARDS?

All estate agents ever come out to vendors with is "drop the price, drop the price" - they're much more keen to land the next deal in a slow-moving market like the current one than give a toss about you getting your money's worth.

When I was selling my old house, the market in Brighton was flying up like but when one buyer pulled out six months after it had first gone on, Fox and Sons were desperately pleading with me not to put my price up - three people phoned me from there within 10 minutes all asking me not to. I reminded them they were my clients, put the price up and got MY full asking price within a week. Having said that, I'd obviously watched the market to know what was realistic to ask for - I reckon I might even have got more.

Both this lot of yours sound bloody awful - get rid and tell them why. C*nts.

A) Don't do joint sole agency, the agents on this market will have plent of sole agency properties to concentrate on. Unless yours is very saleable it will be near the bottom of their properties to, as you say 'push'.

B) Are you sure the price is right??? I know you have at least 2 agents value it, did they show you comparable properties ( recent ones, and i mean recent, last year is no good, the market has dropped!!!). If they sold your neighbours house last year at £199,950, your realistically going to be lucky to get £190,000.

C) no exuses for not mentioning your property on the phone. Simply put, they probably cant be arsed until you drop the price, they obviously know its overpriced. What feedback, if any, have you had???

Well, we had three quotes initially, ranging from £195K - £205K, so we went for £199,995 - smack in the middle. This was a month ago. I'm not sure what the recent street value is, tbh, cos there've not been many sales on this street, recently. But nothing's gone for over £200K, I'm pretty sure of that. Hence, I'd be willing to take £190K if it came to it.

Feedback, when we've had it, has been good. One woman's had two visits, cooed in all the right places, but she told the estate agent (allegedly) that she was worried about how steep the stairs were - the house was built in 1880, so it's a proper 2-up-2-down and they are very steep. But our neighbour's a joiner and he's made the treads on his stairs bigger (and safer and they don't feel as steep now) and he's offered to show this woman what can be done. We've told the estate agents about this and we are presuming they've forwarded all this information to the woman. But I'm beginning to doubt that now, after today's events. It's so frustrating.

Recent sales on your street:

23 Sutcliffe Road completed July 07 - terraced house £189,950
no.19 - £180,000 J complete June 07
no 42 - £171, 700 completed July 07
no 11 - £175,000 complted June 07.

Assuming all these properties agreed sales around March 07 (2 -3 months to complete). The prices in this area and im only assuming in your area aswell continued to go up until the summer months. However, since then they have definately dropped.

What do you reckon about those prices? I dont anymore about the houses apart from they are all terraced and did sell on a strong market.

The most curious thing..
Next door to me has been on the market for over one year now and still not sold despite dropping price and changing agents. Maybe it's something to do with the neighbours?:ohmy::eek:

Not completely true on this market mate, loads of properties on the market at very good prices, just not enough 'proceedable' buyers to complete the chains.

The first one (if you are looking at BN1) is a new build and I think they have perhaps got confused with different listings. It is Brighton One Studio Flats start at £145k and the 1 bedrooms start at £200k. However, there do seem to be big drops in a relatively short space of time for some of them.

I think you are probably right though. A bit of scaremongering to hole out the market.

Those prices sound about right. We had ours valued over the summer and it came in at £180K back then, before we put sash double glazing, new kitchen and new bathroom in. But according to that Property Snake website, prices are dropping up to 10% now.

Trouble is, we need as much as poss to be able to buy the 3-bed we've had an offer accepted on. I'm beginning to wonder whether the £231,500 we had accepted was too much now!

It's a bloody minefield!!

It does depend on how they're listed on that website. Can make it look worse than it is. But the most recent changes do appear to be accurate, cos some of the houses we've looked at are on there and the price changes are correct.

Well, tell the agent who you have offered through that you are thinking of dropping the price on yours to get it sold and would the vendor of the property you want consider a lower offer. Trust me, they will be half expecting this.

Tell the agent you are not taking the piss, that you still definately want the house but because of the drop in the market can no longer afford the price agreed. Good Luck!!!
