... They spend all the time getting it up and running first, then calling lots of people, then showing people round, then negotiating for you, then checking out the offer, then following up the chain etc etc all the way to the point of completion.

i think my experience, and i wouldnt say it was a bad one, is that this doesnt happen unless you chase them. when buying my flat my partner and i recieved no more than a half dozen calls from the agent over 3+ months, i constantly had to call them and followup on everything, i honestly think the sale would have fallen through if i hadnt. Polite and helpful when you call, but i always had to hear "oh yes, i spoke to the vendor this morning/yesturday..." so why did you call me? these seems consistant with almost everyone i know who has brought or sold a house and several people told me the first thing you do when selling is get hold of the buyers number so you can contact directly... seems to be you end up doing as much work yourself once the offer is made. i can certainly see the benefit of someone holding keys and showing people round, but is that really worth 2% or more?

my parents live in preston park ave so know the area well .....
i would try DAVID &CO or AVARDS going to be way better then brand vaughen for you area .

Blimey, that's a different experience from mine. When I last bought and sold, either the vendor agents or my agents were on the phone seemingly every day chasing me about one thing or another.

And what's this about 2%? We paid 1.5% - and that was in the boom time. Agents will take what they can get now.

So , you'd rather have a couple of agents quote an unrealistic higher price to you
to get you to sign up with them rather than someone who's telling you how it is .

For every month , a mortgage rate of 7% on a house guestimated to be worth £200k , each month longer it takes to sell your property is costing you an intrisic value of approx £1,200 . In a depressed market you'll be continuely chasing yesterdays prices . It will eventually sell . But with with this stategy it'll most likely be into a rising market , only you won't realise it at the time .

Not really, I just want to be assured that is how it is and wondered whether anybody could recommend an agent to check with, no big deal. Probably just take the hit and wait until the market improves.
