... They spend all the time getting it up and running first, then calling lots of people, then showing people round, then negotiating for you, then checking out the offer, then following up the chain etc etc all the way to the point of completion.
i think my experience, and i wouldnt say it was a bad one, is that this doesnt happen unless you chase them. when buying my flat my partner and i recieved no more than a half dozen calls from the agent over 3+ months, i constantly had to call them and followup on everything, i honestly think the sale would have fallen through if i hadnt. Polite and helpful when you call, but i always had to hear "oh yes, i spoke to the vendor this morning/yesturday..." so why did you call me? these seems consistant with almost everyone i know who has brought or sold a house and several people told me the first thing you do when selling is get hold of the buyers number so you can contact directly... seems to be you end up doing as much work yourself once the offer is made. i can certainly see the benefit of someone holding keys and showing people round, but is that really worth 2% or more?
