probably best to look on Rightmove and see which agents are selling property in your postcode.

WHAT AREA is your house ? i was area manager for wyatt and son ,now work in london and price's have fallen around 15% since aug 07

David Vaughan at Brand Vaughan is enthusiastic and has a good team. They have one office in Kemp Town but will market in any part of town. He is a local lad and knows his stuff....and is realistic...

good agent Ex fox & son but you only want to market with then if your in there area chance of then selling and getting a good price for a property in say Patcham or southwick is remote as they say horse's for course's !!!!!!!

Depending on your area, I would say definitely go to an independent. I know that Neil Sutherland who is based in Lewes road and deals with that area and Hanover is very good. I have used him to both buy and sell and he is experienced, fair and calm. I would also recommend Danny at Callaway's in Church road. They deal with all over Brighton and are very switched on.
I have recently, in the past 6 months, bought and sold properties in these difficult times. I think my advise to anyone is, be very realistic if you seriously want to sell. Don't start high and chase the market down. Best to get in at a low/sensible figure now and get rid rather than wait another 6 months and accept lower than you would now. That's what I did and it worked with selling 2 properties.

but did any actually sell for the 20k more 6mths ago. you can check these things, one of the websites has all the sales from 3mth and older iirc. most flats sell for 5-10% less than the "valuation" anyway, even in the good times.

I think they generally offer very good value and should probably charge more than they do. There are bad ones around like there are with any business but a good agent is well worth it. And no, I'm not in that business.

really? in the good times properties practically sell themselves, in the bad times (when you'd expect the agent to come in most usfull) they seem to do little other than advise a price drop. they dont as far as i can see add value to the process. i fail to see how taking a few photos and posting them online then showing a dozen people round a property and a few phone calls for £2k+ represents "very good value".

I've dropped the price on my house by £20K - that's 10 % - over the last six months and it's still not sold. The market's changed, I'm afraid.

I actually think, as long as you are dealing with a reasonably good agent and that's down to choosing carefully at the beginning, that £2000 is money well spent. They spend all the time getting it up and running first, then calling lots of people, then showing people round, then negotiating for you, then checking out the offer, then following up the chain etc etc all the way to the point of completion. I know that if i had to get out of work to show 15 or so people round my house without all the other work, that it would cost me more than that. Then there is their expertise and knowledge about the market as well.
I think people are all too quick to knock someone when all they see is JUST taking someone round a house and JUST printing out the particulars but I bet all these people who slate them wouldn't be able to do their job.

Its all about offering a realistic price and location location location.
I just sold a house and got exactly the price we expected and wanted. I had to refuse a few silly offers at first but in the end the first bloke that saw it ended up having it when he realised he would not get anything better.
Before you try and put a price on it try and work out its value to the sort of people who might buy it.
If you live in an street or even in a section of a street with lots of for sale boards its obvious that you will have sell it low as not many people will want it presently.Those homes are probably over priced.
If you go round a few streets in brighton you will see some streets with a single or two boards about and these will often have a sold sign and went without a problem. They may have been sold too low
Agents have got to the point where they are desperate for a sale so even some of them are trying to get people to sell their house at panic sale prices!
Our agent was good but even they were hinting that we should lower it but I stuck to my guns and it came through
