[Brighton] Elm Grove / Bear Road

Hey everyone,

I’m currently living in London but me and my partner will be looking to move back to Brighton next year as first time buyers. (Does that count as DFL if from here originally..?)

Will be commuting back up to London once a week for work.

Seen a huge influx of properties around Bear Road for our budget and requirements but am slightly apprehensive that they are being sold because of an issue in the area? I used to live just off Lewes road circa 12 years ago but haven’t really been back (trips to Brighton are for football or in the city centre).

Anyone on here able to colour me in a little on if the area is a good place to live? I know there’s been lots of student accommodation build nearby so wasn’t sure if that was the reason so many keep coming available

Friend of my sister has just sold a property in the Elm Grove area due to the antics of students living next door. They had done the house up really nicely but couldnt enjoy it at all. To the point that when they went out they dreaded going home.

Obviously is dependant on people directly on either side (which can be hard to know before buying!)

I lived on Carlyle St, just off Elm Grove, for 16 years. There are loads of students in the area, but beyond a bit of buoyancy in September, never had a problem with student noise. It's a great area to live in, and has all sorts of benefits.

As has already been mentioned, lack of parking is the biggest issue. HMO is also an issue. That said I know a few people that live in that area and love the accessibility to the city centre. Bit of a trek to get on the main London line as well.

Parking not an issue as don’t have a car (nor plan to for the foreseeable). But appreciate in the future it might be an option we look into so worth considering.

Guess it’s a 25/30 min walk to the station. Other ideal location would be Seven Dials but out of our budget in reality unless we settled for a cupboard!

I used to live off Elm Grove and got to say I absolutely loved it. That was 15 years ago, but I still go back to the area as I love the Hartington. If the odd drunken singing student at 2am will annoy you then stay away. But in terms of crime and antisocial behaviour, I found it fine. Put simply, the yobs just can't be bothered to walk up that hill, so normally vandalise stuff near the bottom.

OP, I'd say, if the warnings you've heard aren't dealbreakers and if the right house and the right price comes up, go for it. But it might be wise to have a little knock on the doors of the neighbours either side first. But i'd do that if I was offerring on a place anywhere

Went to Elm Grove school back in the 1970s early 80s don't know what it's like to live there or what it's like now.

Portslade is an option for sure, although it’s not an area I’m familiar with (family are split between Worthing and Brighton so whilst I’ve been through Portslade a million times I’ve never really actually spent time there)

Elm Grove and Bear Road? Prices are bit steep.

This is a joke, by the way, simply reflecting the significant gradients of the roads in question.

If it’s the odd noise from people passing through, then no worries at all. If it’s all night parties on either side, then that’s more of an issue

Like you say, that’s specific to the house more than the area and a bit of investigating would be necessary!

Best to do this after 4pm so as not to wake up any students.

Don't know what your budget is, obviously, but have you considered the streets nearer the station, off Trafalgar Street - Tidy Street, Kemp Street, Cheltenham Place, etc.

As far as I'm aware from annual holiday visits to Brighton (we always rent a house in Cheltenham Place near our fave boozer, The Basketmakers), its not really studenty, and all local shops and leisure amenities are within 5 minutes walk, as is Brighton station.
