Were you selling the property to yourself at the time to circumvent some rules?

What has that to do with the integrity and veracity of the individuals who carried out the audit and the valuation? And as you asked you could argue that it was in a way, as it was to do with inheritance and probate.

Does seem abit pony to punish the club for selling the stadium at an inflated cost, if the EFL initially gave the green light.

If the EFL changed its mind, seems harsh to punish the club (even if we all know they were cheating) in retrospect.

It’s hardly a coincidence that the same organisation paid for their accounts to be audited and for their property to be valued. Who else would you expect to pay?

When I needed a valuation for some property I hired a firm of surveyors and trusted the figure they came up with. I don’t remember them asking me what I wanted them to value it at.
You obviously didn’t offer a brown envelope

Buildings don’t appreciate in value; they only depreciate. What appreciates is the land that they’re built on. The land that Pride Park was built on cost £1.8m, which would make Pride Park worth about 35m.

It was valued at significantly more than that in 2007 and then again in 2013 - None of which raised any eyebrows of course! Using the Index I mention earlier and using your land valuation approach, it would make the stadium worth £4.6m which is silly.

Regardless of this, the valuation was approved, signed off - The argument now is whether it is okay for EFL to now claim they made a mistake and to initiate proceedings. An analogy - I was discussing my tax return with HMRC yesterday, once they have okayed my calculations and send me my nice chunk back I would expect them to turn round in September and because THEY made a mistake fine me accordingly....
