The number of new homes in England continued to fall during the first six months that Labour was in power, analysis by BBC Verify suggests.

The BBC's housing tracker shows every region of England had a year-on-year fall in new homes in the second half of 2024.

About 107,000 new homes were recorded since last July's election, down 10% on the same six months a year earlier.
I have a friend who works for a national housebuilder, nothing is selling and housebuilders are trying to shift sites on with permission rather than build anything out.

The government need to make people have more faith in the economy and like they have more money in their pockets before that trend will shift.

I have a friend who works for a national housebuilder, nothing is selling and housebuilders are trying to shift sites on with permission rather than build anything out.

The government need to make people have more faith in the economy and like they have more money in their pockets before that trend will shift.
I'm struggling with the narrative here. Let me explain.

You seem to be saying if I tell myself I have faith in the economy this will put more money into my pocket?

And that lack of faith, rather than people not having enough money, is why new houses are not selling?

From what I hear from people wanting to buy down here, they consider the prices are too high.

My experience of the last 50 years or so is that demand for housing is driven by demand for housing
Rather than people deciding to buy a house because the the government has made them feel happy.

But I could be wrong :shrug:

- checking the small print to be sure the properties are freehold, or (if apartments) have some solid guarantees on ground rent controls
- checking the recent build quality/ snagging reality of the builders
- checking flood zones on the build area

But I guess that if you feel positive that the economy will keep growing, and your job is secure and you'll have more money in your pocket - you are indeed more likely to buy a house than if you are worried that you might be made redundant next month.

I guess there must be millions who were planning to buy a new home last summer but are now frightened because they think Labour will tank the economy.

Er, after having given Labour their vote in a landslide win.
After Truss tanked the economy.

I mean, if I believed Badenough as she talks this great nation down I would buy into that narrative.
The narrative that the UK was the fastest growing economy until the very second that Labour got in.
With rosy cheeked children, and parents looking forward to buying a bigger home!
All hope instantly dashed by two tier Kier and his anti-growth conspiracy.

But hang on.
I see no sign of the Great Tanking.
The whole narrative that Labour has killed the housing market by just being there is complete bollocks.

Meanwhile the nimby element of the right are crying about Labour's house building.

So Labour are forcing new building on green belts, millions of houses,
and the houses are all standing empty, because the nation is too frightened to buy the houses?

And I thought it was America that revels in Fake News? ???

Also, if you feel that the price is a little high now, but have faith that a thriving economy will keep prices tracking up, you'll take the plunge knowing that it's better to get in now. The price will soon hit the 'true' valuation and you avoided a further price rise.

Those with a negative view on the economy might sit on their hands, expecting prices to come down in a recession (unless downsizing, though a confident negative view might lead to a period renting).

If I were a first time buyer with finances lined up, I wouldn't be rushing to buy right now - I would have to be very confident that it was sensibly priced. Contrast that to my actual first purchase - I spent months getting frustrated by flats being snapped up within days (hours sometimes) of hitting the market. I ended up paying what I considered to be slightly over the odds, just to get a foot on that moving ladder. Within a year it was valued at more than I paid, so it turned out to be the right thing to do but it's a very different market/economic landscape now.

I suppose the other thing to ask is 'if houses are lying empty and unsold - what is driving this narrative that we need loads more new housing?'

Reeves lies yesterday were staggering. Base rate was always going to come down 2 x last year and was expected to fall more this year and quicker which is less likely now due to the budget, inflation was 1.7% and is now 2.5% so it is going up due to the budget, and the massive overspend, there is no chance whatsoever in building 1 500 000 new homes in the next 5 years and it is not even about planning there is not the workforce in place needed to to this expecially after Brexit. It was the worst budget I can remember and it will be clear by the summer. Never been more downhearted before and try not to be too political on here

I very much agree, but that would mean trusting on what the front benchers say, let's face it, they couldn't have given off a worse impression of hypocrisy. This is why Reform have every real chance of getting a big result come the May 1st. No one can trust Labour or the Tories now, what a disaster.
