Well to start with stay in Newcastle, Mackem land is a bit of a dump.

The Quayside in Newcastle has a selection of Travel Inn style places.

Can't stay in the toon mate. we do not get to Sunderland until 2 so only have an hour to bin our stuff and get in the ground.

I would go along with that.
If you must stay in Sunderland the Roker Hotel is quite good. But avoid anything in the East End of the city.
Loads of guest houses and small hotels in South Shields (seaside resort and mid way between Newcastle and Sunderland). Prices vary.
In Newcastle there are a load of quite expensive places to stay on the Quayside (Mal Maison etc). But more competitive rates in Gateshead (four hotel/motels around the Metro Centre) and a few very basic room only places adjacent to the A1.

You can find some cheap places to stay in Newcastle.
5 of us sharing a house, 1/2 mile from the city centre, overlooking St. James' Park for £100. (£20 each :clap2: )
