Thanks for all the input everyone - will go back up the ladder tonight and have another look with all these comments in mind.

I'm really hoping the whole thing hasn't shifted. It was an extension put in by the previous owner about three years ago, and I get the impression he was the kind of guy who'd do everything on the cheap if he could...
