cheers for the feedback chaps. looks like it was the Valve Actuator. after replacing the fuse it work for 5 mins and it was clciking like mad. turned it to manual and all seems ok now. new one on order for thursday. I'll be back if it doesnt fix it! least for now we have heating, but no hot water.

Anyone got any idea why my heating keeps blowing fuses and RCBs? think it could be the pump as its only after its been of for a prolonged period of time (8+ hours). failing that, anyone know a decent/cheap plumber!

As others have said, depends on a lot of things. How many others like yours are for sale, how desirable is the area, how desparate are you to move etc etc
as above, the 7 year taper may come into it. but also look at whether it in your name and charging her whats known as a peppercorn rent would help. i.e. £1 a month she has to pay you, you keep a record etc. as mentioned get proper advise though mate, and good luck :smile:
