Definitely location. Barnham Is a hole, with massive crime problems. Depends on where you need to be for kids and work, but Mayfair is quite nice.

Climping in same area has a bit more to it. Black Horse recently done up and lovely pub.

That’s London all over a £2m house with dodgy council flats across the road. It’s basically a shitholeI was working in Hackney today talk about dodge the nutters on the street the place is insane.

Hello Campers. My divorce has gone through, financial agreement in place and my old gaff is about to go on the market. Yay me. I’m in rented and will get a bit of a deposit (she gets the lions share as per, but it's done now) i'm lucky that i can hold fire where i am for a year or so while i look. I have started looking at what I can buy for my budget. My question to you is this…

What would you rather, live in a slightly bigger property in a less salubrious area, or a small property in a nice area? Also, preference aside, Is it better to have the nice house in a crap area or a crap house in a good area?

My choice is currently Bognor, Aldwick, Felpham, Middleton possibly Barnham but it’s a bit far from kido’s school. I need 3 bedrooms and kids school is in Felpham. Bognor is quite rundown and has some rough elements. I do know some lovely folk from there though... community is what you make it and all that,

My advice would be to consider how you want your lifestyle to be now you’re having a fresh start. Obviously you need to be close enough to your kido but also do you have a circle of mates that you will be socialising with ? if so then you want to be close enough to them too so you can enjoy a good night out without an extortionate taxi fare at the end of the evening. Those 2 considerations may then define a manageable radius and start your search there

Get yourself over to the west part of Bognor around the Aldwick area.
You're likely to be 5 mins walk from the beach where there is a lovely prom to walk along as far as Middleton-on-Sea (about 3 miles each way).
The big reason to choose Aldwick (west Bognor) over Felpham (east Bognor) is that it's far easier and quicker to get over to Chichester which has a lot to offer.
Houses are decent value in Bognor (IMHO) and it is a friendly place with it's own identity.
If you like non-league football Bognor Regis Town have great facilities and play some lovely football with a young team.
They also have friendly cricket and rugby teams.
You can get a direct train from Bognor on the Arun Valley line to Victoria or London Bridge, which will go through Horsham, Gatwick Airport, Crawley etc.
Certainly the name 'Bognor' isn't very trendy but it's a decent place and I think you'll find it friendly.

Obviously it always holds true to buy what you can afford in the best area, rather than the biggest house in a shit street, but I'd say the trick is to find an area that is artificially/wrongly considered a lesser area, ideally one that is on the way up.

For example, often areas are expensive simply because they are in a catchment area for a great school whereas an adjacent area is just as pleasant only it is out of that school's catchment area. But if you've not got kids or are not sending your kids there, why does it matter?

Equally, look for places with lots of skips. A sign that people are investing in the area, and that only attracts more investment.
