Pende was kept as a secret location at the request of NSC Board members to stop the opponents of Falmer using it as ammunition at the Public Inquiry.

Located as 120 acres between Shoreham Airport and Lancing (twice as large as Waterhall).

It is envisaged by me to be the best alternative if Prescott says No.

I think it would be a cheaper and better location to Falmer Village Way North. But I did not want to muck up Falmer's chances by putting it in the public domain.

The area will be developed along some lines within the next five years, so it will have to be allocated for some use in the local Adur Plan.

I mentioned it to Martin Perry and got a reply years ago. He considered Falmer to be a better bet. (He is not a local to Sussex so back then he did not the area too well.)

My motives are two:

1) I want the best possible stadium (for Pende it will be multiple stadia) for the Albion and the community of Sussex (not a bit of a compromise as Falmer looks like being?)

2) I want the area to be developed in the best possible way and not turned into a tip masquerading as a golf course.

The reason why it is a golf course is because the owners can get tax exemption for dumping spoil.

However, the bonus is the tax exemption would still apply if it was a football stadium with sporting facilities. So it would be possible to get the land for nought, just the cost of the access roads, and the ancillary development could even pay for this.

Recently, Shoreham Airport have revised plans to realign their runway, which is unpopular. This could only be baulked if an alternative plan could be thought up for the site.

Nowhere in England has any plan for a football stadium NOT received opposition from local residents. However, in this case it is a mile from the nearest houses (and the access road will avoid all the houses as well), and the local people are likely to favour it above the alternative of a noisy airport with large aircraft and kerosene fumes.

The Council have a policy of encouraging investment and jobs because the employment opportunities in the Adur area are the worst in Sussex.

It is not AONB land. The Council have already said it will not be in the National Park. So this means NO Public Inquiry.

My vision was to landscape the area like the area around Brooklands Boating Lake in Worthing, so the green lobby would be unlikely to object either.
