Much as I hate "Sarfend" the place to be fair to the football team they have been trying since the 1980's to build a new stadium somewhere.
ONE QUESTION:WHERE'S THE PUBLIC TRANSPORT AND WHERE ARE THE PUBS?

All matchday tickets will include free travel vouchers to bus fans to and from the town centre & stations. However, the walk from Prittlewell station to fossetts farm is about the same distance from Roots Hall to the town centre anyways, so drinking in the town centre will still be an option, as the new stadium is only a 10-15 minute walk away.

The new complex will also contain one large bar, and several smaller bars, selling food and alcoholic beverages

looks great, some good imagination and creativity has gone into those plans...does make you feel the slightest bit jealous.
