What with the recent credit crunch that is about nowadays, I'm just wondering how many people would actually consider selling their houses on here ?

Also, with the extortionate amount that estate agents charge these days, with a 1% deal reaching prices of £2500+VAT for a house that is £250,000, how many would consider selling their house privately ONLINE if there was a website that dedicated its needs to the seller.

Lastly, how much would you consider to pay a website company to list your house on their website ? Or would you rather pay the extra to estate agents to get the job done ? :shrug:

I would rather pay an estate agent a big fat fee to do a good job and sell my property. At the moment not even that would work because the way things are. So I would proberbly look at a mixture of options and be very realistic about price.

I actually think that the fee the agent charges is too low for the amount of work they put in. And I'm not even an estate agent.

having spent nearly a year selling flat and buying house there's no way I'd go through that again for a while. I used an estate agent and would again, mainly because I don't work local so was not about for viewings etc.
That said thay are all :tosser:

Nope, I moved into my current home two years ago for a multitude of reasons, unless there is a dramatic change in my personal circumstances I can see myself living here for at least 20 years or until I retire...don't really care what happens to property prices in the meantime.

i'll definatly be looking at selling privately when i come to move. Estate agents serve little purpose for the money they take, if someone is at home to let people in then no purpose at all. flats/houses sell themselves, either someone likes the area/road/property or they dont, and no estate agent will talk someone in to buying a £200k house they dont really like.

Estate agents may have earned a lot of money for a relatively easy job recently but let me tell you they are working VERY VERY hard now just to survive. Also 1% is high, are you having a laugh ?. Estate agents fees in the USA and large parts of Europe are about 6%. The thing estate agents offer is exposure and a large bank of people and / or branch network and people trying to get viewings for you.

The internet selling started 10 years ago and was expected to drive estae agents out but it has not taken off as it is hard to sell your property on your own and the property would not get the right exposure.

Many estate agents are going to fold this year, branches are already closing down and the longer this goes on those agents on the brink and there are many will throw in the towel.

I agree with Gareth. I think the 1% is pretty low and while I'm not looking to move right now - or in the near future - I would certainly use an estate agent. It sounds like a lot of money but I have to take time off to show the house, I'd lose more money in wages (or at least holiday days)

Sales figures this year

Sales 40% down
Fall trhoughs 300% up ( 45% of all sales from 15% )

2006 - 10 sales, 1.5 fall throughs = 8.5 net sales
2008 - 4 sales, 2 fall throughs = 2 net sales

The estate agency and mortgage broking is in crisis. No one is selling and no one is lending money. Lots of people will go under.

It is the most difficult trading conditions in the 20 years I have been doing it. It is MUCH worse than the early 90's crash in that I have interest and people wanting to get mortgages but NOTHING to offer them as the lenders are not lending money. The top 5 lenders have formed a cartel and are controlling the market. Their refusal to lend money is making the downturn in the proeprty market much much worse than it otherwise would be. The rates they offer and the fees charge now mean they have large profit margins but still they refuse to lend. As they have lost a lot of money on the USA markets we are made to suffer as they are just basically closing the shop. I expect things to be very tough until mid 2009. This year is about survival for all estate agents and mortgage brokers. I intend to survive as I have a lot of satisfied clients who are quite loyal to me but it is very tough at the moment.

Well good luck with it - I'm perfectly happy with the deal you snagged me - before the crunch really bit.

I suspect the government might get a bit tougher on the lenders before long. Their refusal to lend means that the picture looks a lot worse than it probably is and Brown and Darling have been making noises about the banks doing something.

Even if the lenders relax their stance, I wouldn't expect a rush of customers ...

When times were good they should have made provision for a rough trot.
its what everyone does....i have no sympathy for them

they were happy to take the "easy" money as you say when the market was busy for doing very little. Now they have to work hard for a bit of money and we are supposed to feel sorry for them ?......i dont think so.
