Got a Victorian place and was thinking of getting a reclaimed fireplace put back in where it was boarded up years ago.

Have been (slowly) fixing the original floorboards when I find the time, with a view to sanding them down and discovered a tiled hearth under the carpet.

Since I have no need to actually have a working fire, my question is this.

Do building regulations actually allow you you to install a "non functioning" fireplace ?

Or do you have the go through having the chimney checked/re-lined etc.. On the basis someone might be stupid enough to try and use it.

Hey mate, yes you can install a new fireplace just for decorative purposes, when we do it we just note it on the data plate that gets installed with every fireplace that it either un-tested or declared as un-useable. All you need to do is fix the plate either into the screed under where the grate would go or put it near the gas/electricity meter.

Been having fun with above mentioned floorboards and their gaps, holes etc... Bought some wooden shards made themselves from reclaimed floorboards. Glue and bang them into the gaps and chisel off when dry. After sanding and staining, going to have a very nice and draft free real wood floor.

However, for the second time this week I found a gas or water pipe right under a broken board. Whoever converted this property, was cutting the boards between joists for the presumably for the purposes of installing pipes work underneath. Whenever I found a bouncy board, I find a pipe.

Lovely one in the hallway - was an accident waiting to happen. Pushing down on a gas pipe. Nothing major, but the property had been decorated when we bought it. It's only now - I'm pulling things out, that I've finding the horror behind or beneath. For example, the living room had fitted wardrobes either side of the fireplace - because it was used as a bedroom. Obviously hand made by a very good carpenter. But no-one bothered to plaster behind !

The other reason was to sort out the my f*cking mouse problem. I stopped them coming in, but they run under the floor and wake me up. Found a nest this afternoon, and have put traps and poison down.
