PLUMBERS! Combination Boiler Question..

Hello.

Although I work abroad, I've got a property in Burgess Hill that is rented out - it's just a ground floor flat, 2 bedrooms, a lounge, small bathroom and a kitchen. I've just been advised that the boiler has broken down and is in need of replacement, which is fair enough. However, the initial quote to have a new boiler installed (a combi boiler has been suggested) is £2900 for a 24kw combi.

I'll admit. I have no plumbing expertise. I've managed to change a bathtap, and I've even managed - in my finest DIY hour - to install a shower. That's about it. I do know that the boiler right now is on the gas main, and has an external flue since it's located on an exterior wall.

Does £2900 seem about right? Looking online at boiler prices, they seem to be about £500-700 depending on the heating requirements. But I only have a small flat with about 5 radiators in total. Any information would be really appreciated.

In addition, if I did go for a combi boiler, would it be easy enough to have it moved from the kitchen into the airing cupboard, since it's my understanding that the emersion heater/water tank would no longer be required? That'd save a bit of room in the kitchen....

Cost of the boiler will only make a few hundred quids worth of difference, its the Copper pipes/fixings, labour cost and the fact that the price you see on the web is the wholesale trade price and whomever is quoting will obviously not be selling the boiler for that!

2900 is pretty much an average price from a small company for a boiler change but I have no doubt you'd get it cheaper if you just use a reputable man in a van. Trouble is the repuatble ones are booked 3 months ahead and you're probably in quite a hurry! Good luck

Put these words in a google search engine ......... boiler size for 5 radiators ...... you will get some idea from the sites that come up, just look about.

I have had two boilers replaced in different houses in the last couple of years or so, the last one was 6 months ago and that cost me £2500, including moving it from the kitchen to the place where the water tank used to be in an upstairs bedroom (exactly what you want). That was from a reputable plumbers and bearing in mind that you are in the Sarf East, where things tend to be a bit more expensive than for those of us living in the cheap seats, I reckon that quote sounds about right.

Dont know where you live in B,Hil but there are a few places where the standing main pressure and flow rate are pretty low(mainly top of the town) so get this checked before going for a combi.
24 KW will be plenty big enough for 5 radiators,increasing the size will give you a better H/W flow rate,as long as the incoming main is good.
Also some boiler manufacturers like Alpha offer a 5 yr g'tee,slightly more expensive but peace of mind..
Price wise this sounds about right.you wont go far wrong by choosing one of the better known B Hill plumbers(i know i'm one of them)
Not fishing for work as i'm pretty booked up but i can give you an honest opinion on anyone you choose..PM me if you need advice..

Whatever you do DONT get an Ideal Boiler. We did it cost £2000 lasted 2 years and they didn't want to know. Every plumber I called plumbers they didn't want to know. Remember dont get Ideal.

We now have a Vaillient and its been as good as gold for 3 years

Remember dont get Ideal!!!

I've just had a new top of the range combi boiler installed and that includes ripping out my old back boiler, new rads and pipes for £1200.

Look up B&B Plumbing in the yellow pages.

Quite simply IMPOSSIBLE! That is what Worcester Heatpacks cost at trade price with plumbers merchants so there's no way someone gave it you at cost price and fitted it for free!

Unless the boiler was hot enough to warm up the water without connecting it to the gas main.

Thats a bloody rip off. We had a combi boiler fitted before xmas and cost us about £1,400

Can I recommend fitting a Worcester Bosch,

The engineer that fitted it swears by them, and after 3 months use I can see why its amazing.

We had an ariston before this, and it was the a complete pile of rubbish. If you want I can give you the engineers number. He is fully registered with Corgi, and most importantly has years of experience.

Vaillant are superb boilers but pretty pricey.My mates a rep for them.

Has anybody ever heard of a Vokera combi boiler. I have one in a small apartment that I have and while it is only 3 years old it is giving no end of problems. Coupled with the fact that the people I had out to look at it were not able to fix it and I ended up going to the actual gas company who charged me €160 call out for the first hour and which only took 15 mins before he found out what the problem was. Then had to pay for the part and now two months later the ignition or whatever it is called is now causing problems and the gas company are looking for another €160 call out. Had huge row with them on the phone about this and now they say they will only charge €80. Spent over €500 in the last year trying to fix the bloody thing and I am solely tempted to rip it out and get a new one in but that is going to cost a lot as well.

I have been told they are a good boiler but I have to wonder.

Not pricey when you consider the time spent by me and Mrs DGMS phoning IDEAL and waiting in and having days and days without hot water because IDEAL are so bad.

Are we getting the message that this affected me badly???...... Don't buy IDEAL
