Moving into a flat in Hove, perfect perfect flat. Love it too bits, haven't seen anything near as good out of the 15 or so we've looked at so far.

Agreed rent, terms etc etc with landlord (through the agent) on Monday. Paid £200 initial deposit, completed the reference forms etc and once they had been checked, we were just waiting to sign the final rent agreement and to be told when we could move in.


Get a phonecall today from the agents saying that she (the landlord) has just been in contact with them.

It now seems she was also trying to rent it out through another agency behind everyone's backs, and managed to find another tenant through this other firm willing to pay more rent than us.

So she has gone with them, even though she agreed it all with us on Monday and took it 'off the market'.

I am so completely incensed right now.

Market forces I'm afraid, the vendor has no obligation to you, they will get the mots they can. Not honourable but perfectly legal. Same as a sale being agreed at £ 200000 and then 2 months down the line the sellers dumping you for a sale of £ 220000, its called gazumping.

At least you have not lost any money.

It's the final signature that is the most important thing. In a sale nothing is certain until contracts are exchanged.

We have been waiting for 4 months for a house in Newhaven, finally lost patience last week and pulled out.

We found a far better house for only 3 grand more, offered and were accepted for that on Sunday.

We could have completed way back in January but in the long run they have done us a favour.

Would be interested to know who the agents were.

Many years ago, Leaders were going to rent out my house for me. They had people lined up who had paid a deposit, but then came round demanding that I carry out several thousand pounds worth of work before they would take on the property.

Obviously, I told them where to go, but I doubt they told the potential tenants what the real reason for me pulling out of the deal was.

Luckily, I was able to rent it out through the University of Brighton within days and didn't lose any money.

So it's not always the Landlords who are to blame when things go wrong. There are many good ones, too - like me! :cool:

This isn't legal in Scotland!

simple Lord B . . . .we have an archaic legal system pertaining to propery which is ripe for exploitation by fuckwitted crook estate agents and their dodgy solicitor mates, along with backhander boys from builders to developers . . . .it stinks, IF we had the same system as Scotland the only downside would be a few thousand EA's on the dole, as theyre utterly useless to society in any other way :lolol:

I suppose I used to be worse as I was a financial advisor working in an estate agents which someone described to me as " A leach on a shark ".

Its f***ing out of order, I always think the whole house buying selling thing is bollocks. If you agree something ie to sell or to buy you should stick to it.

I was two days from exchange of contracts on buying a place I'd paid for the searches and allt hat then the bloke decided to take it off th emarket as he knew the value of the place had increased. Meanwhile I lost a grand and was f***ing pissed off.

anyone who pulls out is scum in my book simply form my experiences.

You might want to get some legal advice on that. As money has changed hands it's a case of breach of contract. Trouble is would you want a slag like that as a landlady ? However, you might be able to claim damages.

Artois . . .If you have handed over money, have you got a receipt ? the agent must be at fault if they have been offering you something they havent signed a deal on ??? Ive recently seen a lease document as a prospectice guraentor and they are hideous documents . . . ..I refused to sign them.

GG . . .yes, GN's not a bad lad, I do infact know a few decen t agents, and a few I'd class as good freinds, but they are a minority . . .a bit like trustable arabs :lolol:
