It is too hot at Night and I am woken up at 5.30am by my Dogs as they are over heated and want to go outside EVERY DAY.

I am not sleeping well and I am tired and have a long days work ahead and am not happy at all.

I blame Wilkins.

Things have obviouly got a lot better with the mortgage industry, only a week or so ago you were saying how bad it was, so i am pleased you have plenty of work ahead of you :thumbsup:

Must be better down south than in wales, as my company (housing developer) are struggling to convert 3 to 4 sales to completions a week in this region, as a nationwide company they were doing around 300 a week, now as a nationwide company they are doing less than 70 per week, hence why there have been so many redundancys (me included :down:)

So think yourself lucky you have a busy day ahead of you :) (there again maybe your busy day has nothing to do with work and it involves giving out racing tips to the world called NSC :D)

When I say I have a long days work ahead of me I mean its the first day of Glorious Goodwood and I have to get the Racing Post and pick the winners and then watch the TV coverage.

Last year I would do 15-20 mortgages a month nows it 5 tops. And that is trawling around every possible contact I know and publicising my wares as much as I can. Mortgage approvals were 21000 in June for the whole of the UK, down 67%, yes 67% on 2007. There are 35000 mortgage brokers in the UK so that is well under 1 mortgage per broker on average. Most brokers are getting 2nd jobs or closing up and leaving the industry.

In all honesty my reply above was slightly tongue in cheek, I am fully aware of the state of the housing industry and everything that is attached to it, ie your profession as a mortgage broker, in fact one of my best mates is a broker and he was only telling me yesterday how hard it is to compete / get any business.

You don't know a lot about the industry do you, it is regulated, every mortgage has to be justified and shown to be affordable, things have moved on since 2004, before that some brokers were doing what you say, now it is not possible even for the most irresponsible broker.
sounds good ,but there's always going to be people that twist the system, but as you said things have been tightend up

US you say about the mortgage must be affordable etc and are regulated but my son told me that he read of a company in Germany that gaurantee that they can get you a mortgage for any property irrespective of your income etc. They have a very short defaulty clause ie. 1 missed payment and if not made up by the time the next is due they automatically repossess the property. Have you heard of such a scheme or company.

I only deal with UK companies and I would not touch it with a bargepole anyway.

Das Reich, I deal with an IFA who's sorted out every mortgage I've had, and all my family's mortgages for some years, to whom none of us have ever paid a penny. She gets her commission (which she publishes with the mortgage offer document) from the lender, not from me. She's always been up front and honest, and has saved me a lot of time and money in the past. If you're dealing with the right people you can avoid the crooks, I think.

Bit of advice here please, I am looking to move back with the family within the next two two three years as the Mrs can't settle unfortunately. I am going to keep the property here so will be looking for a fairly high LTV mortgage, say 90%.

Am I better off waiting a year or so to see if the market bottoms out?.

Anyone know what the job market is like for accounting type people?

It could be arugued that if the lenders weren't paying out all this commission they could pass the savings on to the borrowers.

I did my own research, which took a few hours on the net (for my first mortgage), to make a list of what I thought were the best deals.

It came as no suprise that the broker I went to advised me to go for the deal that was at the top of my list. He pocketed himself £600. Nice work if you can get it!
