Can anyone recommend a letting/managing agent for a house right near Preston Park station with an owner living overseas? Or can anyone say which letting agents are best AVOIDED completely?

Spark and Sons in Western Road - ask for Adam Kite or Peter Sparks. Both top guys who will get you your money every month. Don't go for the chains like Leaders who couldn't care less.

Avoid Just Let's in Hove, if they still exist. They claim(ed) to be friends of the Albion but quite frankly they're Just C**ts

Sorry- i should clarify that they've all been shit as a tenant. They're probably great as a landlord
