If I was renting out my flat and someone called me to say can I have a new bed, I broke the perfectly good one....my reply would end in off!!

Bloody scummy tenants, worse than tramps!!

I was saying I'm not going to stamp on my bed because it is my bed. Stamping on it would achieve nothing but the need to repair or replace it. And this would be my problem

I was really prepared to give my new letting agents a chance, and yet within 2 weeks of moving in they have totally f***ed me off.

What is with these hideous, arrogant, cash-hungry fucks? Can't there be just one single letting firm who aren't intent from the off in screwing you over back to front, left to right and sideways?

Seriously, is there a lower form of life?

I'd sooner live nextdoor to Elland Road than a Letting Agent.

Probably not the best time to tell you that no tenant in the history on the English Property World ever got their full deposit back. It'll be like, 'Oh, this carpet, have you been walking on it? And did you open and close the curtains, seems to be undue wear and tear there. And has the SUN been shining on them?'

Pure criminals.

You're not reading well, then. I think the suggested good agents that have been posted on this thread suggests that many think you're wrong. Me included.

Yep, it's another one of those dull rants again. One minute it's lettings agents, then estate agents, taxi drivers, recruitment consultants, financial advisors, politicians, policeman etc.

It's all a load of utter crap written started by someone who has lost their temper. You should go and have an angry wank and a cup of camomille rather than post a load of utter gash on here.

Why, as said no one has said why ALL letting agents are cnuts?? There is a signed contract and plenty f the time the tenants are the cnuts.

not commenting on this case but it is indicative of the public nowadays and the " if anything goes wrong its always someone else's fault, compensation culture, did you trip over a paving slab 10 years ago, ambulance chasing, pc , namby pamby society we live in nowadays "

I have had both sides of the story - HALLS are the worst bastard agency I have ever had teh misfortune to deal with. Our back door didnt lock and the place had no smoke dectors when we moved in, when we asked for it to be fixed, it took nearly 6 weeks. There was a gap so big under the back door that slugs and snails used to come in and congregate on the kitchen floor, on avarage, 20 a night. You would often see snails poking their heads out from under teh kitchen cupboards. When it got to the end of our contract, we took the day off work to sign the place back over to them - they cancelled 4 minutes before they were due and refused to send anyone else round to check the property for a further 2 weeks after we moved out - they then charged us for various different things, including repaining the walls in a colour approved by them due to teh poor state they were in and £25 for a weed that was in the front garden!! I would NEVER EVER recommend that SHITE of a company to anyone - currently due to go to court about them - not for me, but for the previous tennants as a witness - Whatever agent you go for - NEVER EVER EVER EVER use HALLS, EVER.

However, Calloways in Hove were excellent and Ashcroft and Dean pretty good as well!

I'll second Ashcroft and Dean from the tennent's perspective. We have a property let through Parks which has been okay. My worst experience of being f***ed over regarding a deposit was through a property I rented directly through a landlord. However, I completely trashed a property when I was an eighteen year old student. The deposit would not have come close to covering the damage. It's all swings and roundabouts innit.

I do wish you'd told me this last week.

Thought the last lot were dickheads arguing over the state of the carpets now we're on deposit recovery time but they are NOTHING compared to the toffee nosed WHORE who's been on my case from above named agency.

Thankfully they are entirely incompetent and handed over the keys without me actually signing a tenancy agreement, and this isn't even the stupidest mistake they've made so far.

The ball's firmly in my court, which is presumably why they are getting so unbelievably uptight with me.

Carry on at the rate they're going and they'll have another court case against them. The case you refer to Trots may also explain why Lady Crabby-Ho is so intent on making life miserable for us right now. Nice to know I've got a bit more ammo though. If you fancy filling me in with a bit more about this particular battle perhaps we and your mates can compare notes as to their baffling ineptitude.
 


I once applied for a house in Poynings through an agency.
They showed the house, took my ap. and £100 deposit - towards the down, subject to reference approvals.
Well, my refs I presented by the hatful, and they only wanted final tax refs from my accountant.
Three weeks passed. I had to stay in a b&b, then a lodgings tapping my fingers twiddling thumbs.

"we can't reach your tax accountant in California"
"why?"
"they are never open for business when we call"
"why not call them in California business hours?"
"that would be after our business hours"
"what is the problem with making one call outside of your business hours? I am spending money and living from a suitcase while you cannot make ONE call after 6pm??"
"well, it appears the house has now been rented to someone else, just this week"
"what!? So you ponced about over a simple 5minute phone call, while I wasted 3 weeks and several hundred pounds?? I will collect my deposit, you are completely inept and I can't believe this!"
"I'm afraid your deposit depended on your reference approval, it is not refundable"
"oh yeah? You will have to explain that in court, because I'll be meeting you there on a small claim. See how that suits your time schedule"
"weeeell, let me talk to the partners and see if we can refund you this time"

I got HALF my deposit back, and decided they were not worth dealing further with - plus I was never going to recover my losses totally.

Irritatingly my bed has actually collapsed today. I didnt stamp on it, it's just cheap IKEA crap that isn't built to last. So now I have to sleep on a WONKY bed as it's propped up by a box of books.

All this talk of bed destruction was a bad omen.

I got "done" for cleaning services by a letting agent once.

In the small print of the contract they charge you a fee to clean the flat after you've left for the next people to move into it, taking it out of the deposit.

Except of course they don't clean the flat at all, but as you've moved out you never get to check.

Having formerly been a letting agent and currently a tenant I can argue from both sides.

I can honestly say that not once did I wilfully keep a deposit back from a tenant that i knew was due. If anything I used to get into plenty of barneys with my boss about the fact that I was so willing to give the full amount back.

The main problem is that Landlords get unbeleivable shitty about having to pay for anything that they think may be the tenants fault.

At the end of the day, the landlords are the agents clients and a stable base of landlords is crucial to their livelihoods. Therefore they try and do ANYTHING to keep them happy. I'm not saying I agree with it but it is a fact of life in any business. There will always be tenants if you have the right properties.

The other point is that tenants don't help themselves. The bad tenants ruin it for everyone as it makes the agents and landlords ultra cautious.

I expect a deposit to come back smaller than when I paid it initially but this time round all the hassle is arising from moving IN, not OUT.
