Just come on rightmove today. Admittedly the estate agent is Brand Vaughan ! . Hehe. However how can a 2500 sq ft house in a average area like roedean near to Whitehawk be possibly in any world be worth £1.75m !

Answer it isn't. £1.25m max so only 500k over priced

What ti be opposite the marina ! If you look on sold prices , houses in Roedean take ages to sell and usually a lot less than the asking prices.

Yes but you buy any 2500 sq ft house in much nicer areas of Brighton and Hove for much less money. Why would anyone pay that much money to live on the road to saltdean it just doesn't make sense. Swimming pools don't add any value. Lots of houses have big gardens. Who wants to live opposite the chavvy marina ...

For someone who says they live by the sea, you seem pretty unaware of how this area by the sea is much sought after. Well cared-for large houses with large grounds away from the centre, with views over the sea is something many find desirable.

And Roedean has plenty of those properties.

It's not even the most expensive house on that street.
