local authorities routinly turning down everything, relying on appeals to get stuff done sounds like a joke to me. rip up the planning law, not fit for purpose.
But different authorities turning down different applications for different reasons is hard to compare surely?

Worth noting that planning permission boards are often woefully under qualified to make decisions based on objective fact. They are largely (near universally) laypeople who have no specialist knowledge of planning law. A phalanx of experienced solicitors nearly always batter councils on appeal.

It’s worse than that. I know two examples in Brighton and Hove where clueless planning officers illogically meddled on the design of new schemes, later changing their mind completely. Costing applicants, one a housing association, six figures.
A rush to the head, believing they had the vision of Le Corbusier in the moment.

If they’ve got the funds, the money involved is eye watering, so that tends to be applicants with very deep pockets and willing to take the punt which might lose.
Whilst homeowners and smaller developers are left to the whims of and short staffed planning departments.

Downing are the experts in this field and have very deep pockets. They would have known exactly what buttons to push to get this approved
This. Local authorities never have the will, or the balls, to do the right thing.

Or are there more twists in the tale of Bennetts field...Hope so. It is still a big suprise that Bloom has let go this land adjacent to Amex. Especially with clubs profit last year.

A big field round the back of ours, between ourselves and the marshes, is owned by a company registered in the Isle of Man. They have submitted a plan for houses that taps into 'existing sewerage and road infrastructure' (ho ho ho). The reason it has not been approved is we have an active WhatsApp group that keeps an eye on things, because the strategy is to keep submitting slightly modified applications every few weeks and if an objection is not logged sufficiently quickly the authorities will not it through. It is a war of attrition. Luckily the authority has now published a LocalPlan that excludes house building on this site. There is an absolute ton of it elsewhere down here with the town set to more than double in size over the next 15 years.
WRT Bennett's field, you can bet that Mr Bloom is playing his cards close to his chest.

All gone very quiet on the new student housing plan. Any news? That carpark is becoming more of an eyesore..
Absolutely this. No one wants anything built anywhere so everything is refused. Ludicrous process.

Looked like there was something going on in there on Sunday. Or was that just the machinery being used for the fan park thingy?
Would imagine it's in the tender process for the work. Will take ages.
