Whats the harm in trying ? I think he could still do a job, if he was given the chance.

A few years down the line he could sell the Amex for a tidy profit, knock it down and and have a much needed retail park built there. I for one would welcome the convenience of a Toys R Us and a Carpetright so close to the A27.
